Screening Criteria
Everything we’re looking for during the screening process is provided to potential applicants before they pay our application fee or complete our paperwork. The law requires us to accept the first applicant who meets these criteria, so we’re detailed and direct.

Approved tenants must earn at least two or two-and-a-half times the monthly rent in order to qualify (these are legally mandated limits), and we’re careful to make sure an applicant’s income is both adequate and verifiable. Rental History
Rental history is a big part of the screening process because our experience managing properties in Portland has shown us that past behavior predicts future behavior. We review evictions and we look for broken lease agreements and other potential disqualifiers.
Background Checks
We’re most concerned with recent convictions that might make a tenant dangerous to your properties, your neighbors, or other tenants. We’ll review criminal background checks and other information in accordance with the individualized assessment threshold that the law establishes.

Who keeps the application fee a tenant pays?
Residential Property Management collects and processes the application fee, and that entire fee is used to conduct a credible and comprehensive screening, which includes credit checks and income verification. The law prohibits property managers or landlords from profiting off of application fees.
Can I meet the tenant who moves into my property?
As your Portland property managers, we’re the buffer zone between you and your tenants. We want to be their first point of contact, and we’ve found that leaving the tenant showings, screenings, and placement to us results in a more consistent, cohesive rental process for everyone.
